Important: Please respond to South Derbyshire District Council. This is necessary even if you commented in the spring 2025, as this is now a formal planning application. Comments must be received in the first week in September.

The proposal is in direct conflict with planning rules. In particular it contravenes the South Derbyshire Local Plan (see policy H1, page 36) and the Repton Neighbourhood Development Plan (see policy H1, page 29). These documents only allow houses to be built outside the settlement boundary if “it is solely or primarily for affordable housing, of a scale and design appropriate to its context and in general conformity with South Derbyshire Local Plan Policy BNE5.”

The planning documents have legal status and are intended to ensure appropriate and controlled development.

Planning applications are decided by South Derbyshire District Council.
